The purchase of a home is one of the largest investments that most people make. You should learn as much as you can about the condition of the property and the need for any major repairs before you buy, so that you can minimize any unpleasant surprises and difficulties afterwards. Of course, a home inspection also points out the positive aspects of a home, as well as the maintenance that will be needed to keep it in good shape. After the inspection, you will have a much clearer understanding of of the property you are about to purchase. If you are already a homeowner, a home inspection may be used to identify problems in the making and to learn preventive measures that might avoid costly future repairs. If you are planning to sell your home, you may wish to have an inspection prior to placing your home on the market. This will give you a better understanding of conditions, which may be discovered by the buyer's inspector as well as an opportunity to make repairs that will put the house in better selling condition.

BBC Home Inspection Service ® adheres to the the strictest policies and standards of the home inspection industry. After inspecting the property, we will present you with an objective evaluation of that property. We focus on areas that experience has shown to be areas of problem and concern. The scope of the inspection does not include the removal of walls, paneling, floors or ceilings which may conceal structural members. Insect damage or infestation which cannot be revealed without such removal in not included within the scope of the inspection. The comments made are offered as a result of visual observations and reflect the opinion of the inspector as to the various products, equipment and conditions observed during the inspection of the premises. This report does not include an inspection of any appliances on the premises.

A standard pre-purchase inspection covers a home's major mechanical systems: electrical, plumbing, heating and cooling as well as its construction from roof to foundation, exterior to interior. Overall inspections do not cover soil, pools, wells, septic systems, building code violations or environmental hazards such as lead paint. We do offer Radon kits at an extra charge and we will supply FHA/VA forms at an additional charge.

If you are a buyer, include an inspection contingency in your purchase contract. It should allow you up to two weeks to conduct an overall inspection plus any specialized inspections you or your lender require. Remember that repairs or remedies are negotiable; they can also derail a deal.
